Where's the house?

Your postcode, or just the first half. We'll check we work there.

Then a few taps about the job, and where to reach you. About a minute in all.

The room you've already got.

Most houses have a room's worth of space under the roof. A loft conversion turns it into a bedroom, a bedroom with an en-suite or an office, without losing any of the garden.

We sort the drawings, the planning and building control, and our own team does the build: the floor, the stairs, the roof work and the finish.

  • DormersA box built out from the back of the roof, for full headroom across the room.
  • Rooflight conversionsWindows set into the existing roof, with its shape left as it is.
  • Hip to gableSquaring off a sloping side roof to make the loft bigger.
  • Stairs and the finishA proper staircase up, then plastering, decorating and floors.

Do you need planning permission?

Often not. Many loft conversions are allowed under “permitted development”, as long as they stay inside set limits. The main ones are:

  • The extra roof space can't be more than 40 cubic metres for a terraced house, or 50 cubic metres for other houses.
  • It can't go higher than the highest part of the existing roof.
  • On the side of the house that faces the road, it can't stick out beyond the existing roof slope, which is why most dormers go at the back.
  • Windows on the side have to be obscure-glazed. Balconies aren't allowed.
  • In a conservation area these rights don't apply, so you'll need planning permission.

Building regulations apply either way, and we arrange the building control sign-off. We do the drawings and planning ourselves or through our architect.

Questions

What people ask us.

Do I need planning permission for a loft conversion?

Often not. Many are permitted development, up to 40 cubic metres of extra roof space on a terraced house or 50 on other houses, as long as nothing goes higher than the roof or sticks out on the side facing the road. Conservation areas are different. We'll tell you which route yours needs when we visit.

Is my loft big enough?

It depends on the head height and how the roof is built. That's the first thing we check when we come out, and we'll tell you straight if it won't work.

Do you do the drawings?

Yes. We do the drawings and planning ourselves or through our architect, and we arrange building control. If you already have drawings, we can build from those.

Who actually builds it?

Our own team, not subcontractors.

How much does a loft conversion cost?

It depends on the type, the size and the finish. We'll come and see it for free, then give you a clear quote.
